Xan Saks

Xan Saks is a Co-Founder and Partner at Beta, where he advises companies on strategic real estate decisions across North America. He advises some of the world’s most recognized brands on strategic real estate decisions spanning retail, industrial, and office properties, while focusing on complex real estate needs including portfolio strategy, site selection, lease negotiations, and large-scale market expansion initiatives.

While Xan began his career representing tenants and landlords throughout Southern California, his practice has evolved to focus primarily on advising companies on their corporate real estate strategies. Acting as a long-term advisor rather than a traditional broker, he helps organizations align real estate decisions with operational goals, growth plans, and long-term financial considerations. His work frequently involves complex, multi-market assignments that require coordination across multiple product types and jurisdictions.

Over the course of his career, Xan has represented numerous nationally recognized brands, including Tesla, Target, Victoria’s Secret, and Aldi among many others. His experience ranges from individual transactions to large-scale portfolio initiatives across multiple markets, allowing clients to approach their real estate needs with consistency and strategic oversight.

Prior to co-founding Beta, Xan spent nearly a decade at CBRE, where he was among the youngest professionals in the firm’s history to earn the title of First Vice President before the age of 28. Throughout his career, Xan has completed more than 1000 lease and sale transactions across North America totaling over $3 billion in consideration.

Xan graduated with honors from the University of Southern California, where he studied Real Estate Finance and Sales Strategy Marketing.

Xan lives in Hermosa Beach, California with his wife and son.
